A popular addition to new and existing homes in recent years has been the skylight. Dark rooms, hallways and even roof extensions over decks or porches have been brightened through the installation of one or more skylights. There are several styles of skylights available in many sizes and shapes. These include units with energy efficient glazing, retractable thermal covers and operable sash (sky windows).

Considerations
Skylights must be installed with careful attention to manufacturer’s instructions. All work should be performed by experienced professionals. If the required flashing details are not adhered to, you will experience future leakage. It is also vital that the structural integrity of the roof framing not be compromised, especially if trusses are present. The Schultz Property Inspection Technical Staff advises that skylights require annual maintenance, including the removal of any leaves or other debris that builds up around the skylights, if water tightness is to be maintained.
